An old habit from rpg's is to look for interesting places and see what sort of scenario's it inspires.

What are the stories behind this place?

Thinking more about the layout and the landscape.

If you look at the photo,s of the creek-beds, the rocks have a layered effect of erosion patterns,so the waterways were once much higher.

While the photo's show lots of greenery which implies a lot of rain, i don't know what the rain patterns are like in Tennessee.

The overhead photo's show more layers of green vegetation around the higher points of the land, the area's around the waterways are browner.

This implies re-claimed swamp-land.

What would be the connections between the creeks and the main river?

With that sort of transport route connections, could it have been used for smuggling?

Most of the quick-growing pine trees are between 8-11 years old, so they were planted around 2008-2011.

Could it have been a bolt-hole for someone rich, built just after the 2008 crash?

Or was it going to be set up as a hunting lodge, that got shelved after the 2008 crash, due to inability to raise finance?

(There's a lot of properties like that here in London, due to Brexit.)

if there were 3 air strips instead of just one (there might have been at one point of course) it would be the site of a training base for the army air core circa WW2, if ever you see a set of 3 airstrips laid out in a triangle that is what they originally are from

That's just how Paleozoic limestones from that part of the continent weather, but yes, there's been some uplift and erosion to bring them to the surface. The picture with the turkeys displays the terra rossa soil that forms over the weathered limestone. Wikipedia wanks over it also being found in Mediterranean climates, but carbonates weather that way.

Then again, Wikipedia's Köppen climate classification map uses a scheme that claims the Ohio Valley and South Florida have the same ("humid subtropical") climate.

56 inches annual rainfall, give or take, (Florence, Alabama's climate shouldn't be significantly different

That's what bluestem grass looks like. It's usually a good marker of disturbance (because it's not great pasturage)

Terra rossa's pretty much iron oxides (just enough for color) and clay. When wet, it's a sticky mess that will easily add five pounds to each boot. But let a drought hit and it bakes in the sun to adobe, so when the rain does come, it runs off instead of soaking in.

No, that's not reclaimed swampland.

Some of the shots showing pine (could be slash pine) are clearly showing volunteers. Elsewhere, it may be replanting, but with an eye for soil conservation rather than harvest. Some of the trees look like sweetgum, and that rivals eastern redcedar for taking over open space. If I were to guess, I'd say those areas burned a few years ago. (To be fair, the fire observation tower is also a hint.)
